Seal Gaps Before Covering Them
Pair insulation work with practical sealing where accessible gaps are found. Get a Free Estimate
Insulation slows heat transfer, but it does not automatically stop air movement through every crack or opening in the ceiling below. Gaps around penetrations, framing transitions, attic access points, and other openings can allow conditioned indoor air to move into the attic. When those locations are accessible, sealing them before adding more insulation can be a sensible part of attic preparation.
Air sealing should be based on visible conditions and safe access. We focus on practical areas that can be addressed as part of the attic scope rather than promising that every source of leakage in a home can be eliminated from the attic. In some projects, sealing is performed after insulation removal. In others, selected areas can be reached by temporarily moving existing material aside.

Attics contain many penetrations and transitions created during construction and later upgrades. Some are reasonable candidates for sealing and some require special handling or should remain untouched. We assess the accessible conditions and build the scope around what can be addressed appropriately.
Accessible gaps associated with wiring, plumbing, framing, and similar penetrations may be candidates for sealing before insulation is restored over the area.
Pull-down stairs, hatches, and access openings can be noticeable leakage locations when they do not close or seal well.
Changes in ceiling height, soffits, wall tops, and remodel transitions can create openings that deserve attention when they are safely reachable.
Air sealing is often easiest before a major top-off or after old insulation has been removed because the work surface is more visible.
| Service | Estimated Cost | Average |
|---|---|---|
| Limited attic air sealing | Based on accessible leakage points | Custom estimate |
| Air sealing before insulation top-off | Based on attic layout and preparation | Custom estimate |
| Air sealing after insulation removal | Based on exposed conditions and scope | Custom estimate |
Air sealing cost varies with attic access, the number and type of accessible openings, whether existing insulation must be moved, and whether the work is combined with removal or new insulation.

Where appropriate, preparation happens before new insulation makes important areas harder to reach.
We explain what we can reasonably address from the attic rather than claiming one attic project will solve every comfort or leakage issue in a home.
When both services are needed, we plan the order of work so each step supports the next.
Ask whether air sealing should be completed before your next insulation upgrade.
Free — no obligations

We identify visible gaps and penetrations that may be appropriate to address as part of the attic work.
We separate practical sealing items from areas that are inaccessible, outside the project, or require another trade.
Accessible openings in the approved scope are addressed before insulation is restored or installed.
When air sealing is part of a larger insulation project, we proceed with the next agreed stage once preparation is complete.
